We reached around 10.30pm because of delayed flights but the person checking us in greeted us so well and was very nice! Their breakfast was extremely good, the variety and quality was surprisingly amazing! I think it’s your money’s worth experience!
Best free breakfast I’ve ever seen! So many options and a literal cheese board with a real honeycomb, more than id ever expect. Also, coffee was good.Room was good, very nice beds.

Comfortable, quiet, clean. However, the smell of chemical cleaners was intense the entire 4 nights of my stay. After I left, everything I’d brought smelled like it. I’ve stayed at several hotels and worked custodial myself in college, and I’ve never experienced such a strong chemical smell permeating a place. If the smell was gone, I’d give 5 out of 5.
Hope you don’t get room 326 or 328. Birds have nested in the roof and you can hear them all night. Staff unwilling to do their job and have guests follow the rules. Breakfast was good. Beds are nice, but there are A LOT of nearby hotels with WAY better service, nice beds and good breakfast. I donr think I’ll be staying here again.
A very nice hotel that is clean and quiet. Bed and pillows are comfortable. A nice hot breakfast that is much more than the average continental options. Nice work out room. Would definitely stay here again if we are passing through.
We’ve stayed here twice and both times, the place was pleasantly comfortable. The rooms are decent, nothing fancy, but clean and comfortable. Our king room had 2 chairs, which is one of the reasons we like this set up – someplace to sit other than the office chair or bed!
The chairs could use a cleaning or replacement, but otherwise a nice stay.
We’ve stayed at a few hotels over the last 3 months and this hotel has been the best so far. The room was large and spacious. Very clean and comfortable. The breakfast was the best I’ve seen at a hotel in a while. Scrambled eggs, 2 types of potatoes, sausage links, biscuits and sausage gravy, 2 flavors of waffles, fresh fruit, oatmeal packets, yogurt bar with lots of toppings, 6 types of cereal, bagels, toast, muffins and the most unique option was a honeycomb to scrape from with a variety of crackers and cheeses. The staff was very friendly. The cost was very affordable!

Thus is such a great place for the price, nice, clean, staff was amazing! I was a little surprised by how nice and clean it was here! Stay cation just to get out and it did not disappoint:) close to restaurants/shopping and the mall, as well as quick easy access to the freeway, I definitely recommend this hotel for quick stay!

Reasons for the 4 stars vs 5 stars. Thin walls. If you have inconsiderate neighbors, this will be a problem. The pool area is a concern. The pool was great, but the tile option was a poor choice. It is very slippery. Please be careful.
This is a good, clean hotel. It isn’t cheap, but everything is nice. The rooms, the breakfast, the beds, the staff, all super great. The single elevator is a bit slow at times if it’s busy and you’re on the fourth floor, but other than that I have no complaints.
Great customer service and amazing breakfast! From the moment we pulled up until we pulled away this hotel was the best place. The night clerk was very helpful and polite, the rooms and halls were clean and well lit and nicely decorated. The breakfast selection included a, I kid you not, a comb of honey from a local apiary. 5 stars just isn’t enough.

My parents came to Hines Mansion during their honeymoon back in 1997 and they have gone back several times since, always raved about it. My husband and I were looking for a little get away so we tried Hines and we were sadly disappointed and most likely won’t be coming back. It felt more like an air bnb, we didn’t talk to a single employee the entire stay. Honestly we didn’t see a single soul the entire stay. We stayed in the Winter Dreams room. At 11:30pm while my husband was watching a movie, I drifted off to sleep and was abruptly woken up by the couple in the other room. We could hear EVERYTHING. Gave us a good giggle though walls were soo thin so keep that in mind during your stay…Room was clean but carpets seemed stained and when we turned the jets on in the tub, brown stuff came out…We were informed of the continental breakfast but it was a big disappointment. There were some hostess donuts and little Debbie muffins, granola bars, coffee, yogurt and Juice. That’s about it. Oh they also didn’t have plastic spoons so that was odd. I guess I’m just used to the continental breakfast at other hotels or breakfast that normal bed and breakfasts serve. We ended up just going out to breakfast. They also didn’t have robes. Overall we did get a retreat from the kids which is all we wanted. While the room was cold(couldn’t find a heater), the bed was cozy and had the perfect amount of blankets. The tub was super relaxing and made the trip worth it. While we were disappointed, I woke up feeling relaxed and refreshed. We were debating between 2 and 3 stars. I think I’m going to go with 3.
We booked a stay and unfortunately had to cancel due to my wife being hospitalized which ate up all her paid time off. We were well-beyond a month prior to the trip which entitled us to cancel. Tried emailing [stay(at)hinesmansion(dot)com], no answer. Tried calling, no answer, left a voicemail. Tried emailing again, no answer. Tried calling again, no answer and voicemail wasn’t even working. Called my credit card company and disputed the charge. What a shame. I’m temporarily leaving this as 3 stars because I’m hoping the owners can leave their side of the story and I don’t want to immediately dunk on a small business. Not only that, but we’d still like to stay here some time in the future and don’t want to burn the bridge.

My husband and I have stayed here three times and plan on coming back in the future. It’s a unique and fun B&B tucked away in Provo. The rooms are nice with comfortable beds and big jetted tubs. The people there are so nice and make it a fun, personal experience. Breakfast is delicious and it’s nice talking to new people. We love it!
Beautiful place for a getaway. We stayed in the library. There was a hidden entrance to the bathroom and there was a good size tub up a spiral staircase. They make breakfast in front of you and it is so good.
What a great stay!! I picked out what i thought was the prettiest room In the whole place online. We got there and we weren’t disappointed. However, i have mobility! Issues and the room had stairs in it to the bathroom and to the spa. So we asked if there was a room that was better given my situation. To my surprise there was one. I loved the look of the room we picked out so i figured we wouldn’t get as nice of a room. I was mistaken. The new room was a way different style but just as pretty. And it was way better for me, no stairs and a walk in shower. I slept great and enjoyed a shower (something i cant do at home as we don’t have a walk in shower yet). The bonus is that it had a door open to the outside. This also made my life easier because of my disability. We had a great relaxing trip and were treated above and beyond the way most places treat you. My wife basically slept in the jetted tub and felt relaxed the next morning with the affects of the jetted tub. The staff went way beyond for us and we will be back …. Thank y’all James S Turner
Was a beautiful place. My wife and I had an amazing stay. The Eagles Nest was a large and spacious room. Loved the 2 person jetted tub. Room was very clean and the breakfast was wonderful and fresh. Staff was very nice and helpful in making our stay as romantic as possible. Can’t wait to get away again. A big thank u to all the staff.
This was our first time at a bed and breakfast and we were not disappointed ! We stayed in the library room and it was classy and fun. The bath was great and the bed was comfy. Super clean too. The breakfast was really amazing ( we were kind of expecting like a hotel breakfast, but instead it was fancy and so good). Walking distance to fun shops and restaurants on Provo Center Street.
The room was beautiful! We stayed in the Kitty Hines room. The mattress in that room has a weird wear pattern and is uncomfortable to sleep on. The rest of the room is really nice though, especially the large soaker tub.
The service was excellent. Sharon who makes breakfast is very kind and is good at working with dietary restrictions.
The B&B is unmanned over night and things can get a little strange with people trying to come in off of the street.
This BnB is so lovely. The decor is beautiful and well thought out. We enjoyed listening about the history of the building and pieces inside. They were very, very accommodating despite the mistakes I made while booking. (sorry again!) I felt at ease while in the mansion and even more relaxed in our room. We stayed in the Library and the Kitty Hines. Both were spectacular and it was such fun experiencing both styles. Breakfast was delicious and they were mindful of an allergy in our party. I will admit that hotel cost factors greatly into my decision when booking lodging, but I we will most definitely be staying at the Hines Mansion again. My only regret is not staying here our first two nights in Provo. They have popcorn, cookies, water, coffee, tea, hot chocolate and a great collection of movies all ready for your stay. We can’t wait to come back!
